Our Portfolio - Your Security

Over the past 20 years, we’ve bought, renovated, and managed more than 40 properties across the UK, following the investment fundamentals of strong capital growth and consistent cash flow. The current level of net income from our portfolio gives us a comfortable monthly buffer.

Equity comes from buying below market value and selecting properties that increase in value over time.   Our portfolio has over £1m in equity which is 100% available to act as security for large loans if required.

Our Journey

Jimmy and Mo met while Mo was studying engineering at Birmingham University. Budding entrepreneurs, they quickly spotted the potential of the city’s huge student market and began running club nights, which soon outgrew the student guild and moved into larger venues across Birmingham. In 1998, they launched a record and ticket shop that became a local landmark. Frustrated by the inefficiencies of distributing tickets and cash, they created one of the UK’s earliest e-ticketing systems - a solution that allowed them to sell tickets for any event, anywhere in the country.

Over the years, profits from their ventures were carefully reinvested into assets, beginning with their first student HMO in 2006. This steady, long-term approach laid the foundations of their property journey. Their company, The TicketSellers, grew to employ 32 people in the Jewellery Quarter before pivoting to a fully remote model during Covid. With experienced senior leaders taking over daily operations, Jimmy and Mo were able to refocus their time on property. Since then, they have invested heavily in education and networking, completing advanced property training such as Simon Zutshi’s year-long Property Mastermind, while also becoming actively involved in the Birmingham property community. Mo now helps run the monthly Birmingham pin networking event, staying connected to the latest market strategies and building relationships with trusted professionals.

In April 2024, they achieved a major milestone: the successful sale of TicketSellers to an Edinburgh-based company for a seven-figure sum. Much of this has since been reinvested into property, strengthening their position in the market and enabling them to pursue more ambitious projects. Today, their focus is firmly back on Birmingham, with a significant development progressing to convert a large house into a dedicated block of student flats.

Their combined experience - from managing a multimillion-pound turnover business to structuring and delivering property projects - means they are well placed to continue building long-term, sustainable value. Curious about our process, partnership, or how we invest?
We’ve gathered the most common questions to help you feel confident and inspired.

Why not just borrow money from the bank?

We have a great credit rating and relationships with lots of lenders.  
With commercial lending, the more you can put into the deal personally, the better the options available, so we are inviting our friends and family to share our journey, invest with us and share the benefits of the projects we couldn't do by ourselves.

What sort of return will I get? Do I get a share in the project itself?

Each project / investor is different so our returns on loans range from 8% to 12% (or even more for bigger projects), depending on level of security and length of loan period. When you invest with us directly, your return is unaffected by the outcome of the project - if we agree 8%, that's what you'll receive.

For larger or more complex projects, opportunities to get involved as a JV partner will arise.  Please get in touch to find out more.

How much do I need to invest?

Our minimum investment amount is £10,000, but some projects require much more than that.

How long do you need my money for?

Each project will be different, but we will always agree on a time by which your funds can be returned.  Usually 6 to 12 months.

How is my money protected?

Smaller investments are covered by personal guarantees. Larger investments can be secured against our exisitng portfolio or against assets within the project itself.

What are the risks?

Every project undergoes extensive scrutiny to reduce risks.  Buying below market value, having multiple exit options and using trusted partners increase success.  Investments are covered by personal guarantees or security against our existing portfolio.

What if I want to leave my money with you?

Our investors do get used to receiving a healthy return, so if we have further Opportunities at the end of your term, you may be able to leave funds with us longer.
